How many homes are there in the Netherlands?

There are currently nearly 8.3 million homes in the Netherlands. Terraced housesnoot1 (at least three houses joined in a row) are the most common type of home, at 42 percent. Nearly 37 percent of all homes in 2024 were part of a larger block of residential units.noot2 13 percent of homes were detachednoot3 and 9 percent were semi-detached.noot4

The provinces of Zuid-Holland (nearly 1.8 million), Noord-Holland (over 1.4 million) and Noord-Brabant (1.2 million) have the largest numbers of homes. Over half of the homes in the Netherlands (53 percent) are located in these three provinces. Flevoland has the smallest number of homes (187 thousand), followed by Zeeland (193 thousand) and Drenthe (230 thousand). These three provinces combined account for 7.4 percent of the Dutch housing stock. There are almost ten times as many homes in Zuid-Holland as there are in Flevoland.

Nearly 6 in 10 Duch homes are owner-occupied and more than 4 in 10 are rental properties. At the start of 2024, there were 4.7 million owner-occupied homes and 3.5 million rented homes. In the four major cities (Amsterdam, Rotterdam, The Hague and Utrecht), the share of rental housing is higher than the national average. They also have more rental properties than owner-occupied homes. Seven in ten dwellings in Amsterdam are rental properties.

Housing is one of CBS’s strategic focus areas, and we aim to provide more insight into housing market issues. Several projects have been launched that contribute to this. For example, data from the Basic Registration of Addresses and Buildings (BAG) is used to track the life cycle of properties: from building permit to demolition (if applicable). Other projects focus on making it easier to find CBS’s abundance of figures on the housing market.

Terraced house

A single-family home that is part of a row of at least three joined houses, with each home being a separate property. This includes, for example, corner houses, terraced houses, as well as semi-detached villas or semi-detached bungalows.

Block of multiple residential units (flats or apartments in one building)

A home in a building with other residential units or commercial properties. This includes all types of flats and apartments, including those in commercial buildings provided that they have an entrance located outside the commercial property.

Detached house

A stand-alone home that does not share any of its walls with other homes.

Semi-detached house

This is a single-family home that shares one wall with another single-family home, with each home being a separate property.
